Can you believe how many homes fail to sell in the Austin market?

I look a lot at different stats in the market to see if there are any lessons we can learn, and something I’m watching closely is Failed Sales. All this means is, when a seller lists their home for sale, how often does that listing expire or get pulled off the market vs actually get sold?

Since the largest part of our real estate market is resale (not new construction) single family homes, that’s what I’m looking at right now.

For June in Austin, 30% of sellers experienced a Failed Sale.  Three sellers out of ten were unsuccessful.  That’s pretty high, but better than it was last year.  In June 2025, that rate was 36% - more than a third!

If you want to take it further back, in 2019, the last year before pandemic, the Failed Sale rate was only 11%.  Only one out of ten!

What does this tell us?  It’s not an easy market to sell your home in.  As a seller, it’s a contest to see who can get those buyers to 1.  Come view the home and 2.  Offer on the home.  Our sellers seeing the highest rate of success are the ones making the effort to make their home stand out - this is always a combination of making the home as desirable as possible for the price point it’s offered at.
