Want to know what the hottest (and not) zip codes in Austin are right now? I ranked them based on inventory* - the lower the number, the faster the houses are selling. The Austin average right now is 5-6 months of inventory, so you can see how varied the market can be depending on the area.
Here are the top 5 hottest zip codes right now:
78726: NW Austin, Lakeline/Anderson Mill
78727: N Austin, Parmer/MoPac corridor
78728: N Austin, Wells Branch/Parmer
78759: NW Austin, The Domain/360 corridor
78739: SW Austin, Circle C/Slaughter Lane
Note that these are all residential areas of Austin, outside of the city center, but not what I would call the fringes. All are north or northwest, besides the Circle C area which is south.

Central Austin is slower than the outer areas right now. Downtown is particularly affected by high inventory coupled with a low level of sales - some reasons for this could be competition from apartments and new construction condos.
*the technical definition of “inventory” is # of active properties divided by # sold in the last 30 days. Essentially, if no other homes came on the market, how many months it would take to sell out.
