The News Has Real Estate All Wrong. Here's Why:

We work with buyers and sellers all over the Austin area, and they come to us with conceptions of the market based on what they’ve read in the news or seen on social media.  While most of this content is correct, it’s rarely applicable to our specific clients.

It’s kind of like deciding how to dress for the day, and the info you have is that the national weather average is 80º and sunny.

For example, right now in the country, we’re at a 4.9 month housing supply (means there are 4.9x more homes available on the market than sold in the last 30 days).

But compare that to our local market - we’re actually quite similar when it comes to single family homes in Austin, which is at 5.0 months of inventory!  How about a specific neighborhood, like Circle C?  Well they’re at 3.9 months of inventory, which means it’s moving a little quicker there.

Or let’s compare to different types of homes.  Downtown condos are at 18 months of inventory (slow), and duplexes in Austin are at 11.2 months of inventory (also slow).
